Step 1 -Objecting to a Valuation
If you believe the valuation of your property as
at the date of valuation 1 January 2008 is incorrect you should,
within 60 days
of the
receipt of the first rates notice from any statutory authority
(SA Water, Revenue SA or Council), send an objection in writing
to
the State Valuation Office, clearly stating the grounds for the
objection.
Your written objection should include:
- the
address of the property;
- information regarding the condition
of any improvements on the property;
- any recent market
evidence to support your objection relevant to the date of
valuation of 1 January 2008;
- your contact details (including postal
address and contact numbers)
There is no fee associated with
lodging an objection.
To assist you in completing an objection,
standard objection forms are available to the right, or can be
requested from the State Valuation Office. Once an online form
has been completed, click the 'submit' button to lodge the objection
to the State Valuation Office.

an objection pack (which includes a reply paid envelope) to
be sent to you directly by contacting the Land Services Group
on 1300 653 345
Step 2 - If you disagree with the Objection Decision
If
following receipt of your objection notice from the Valuer-General
you remain dissatisfied with the outcome of the objection decision
you may proceed with an Independent Review of Valuation as set
out in Step 3 below.
Step 3 - Independent Review of Valuation
If
you are dissatisfied with the objection decision you may, within
21 days, following receipt of the decision seek a review of the
valuation by an independent valuer who will review the valuation
evidence.
The fee for a review, effective for the 2008/2009 financial
year:
- $81.75 - land used solely as your principal place
of residence;
- $202.00 - all other properties.
Should
the independent valuer determine the value should be varied
by an amount of greater than 10% of the Valuer-General's valuation
then that value will be adopted. The fee will be refunded in
this instance.
To lodge a valid review you must submit an application
in the prescribed manner and form together with the appropriate
fee.

the State Valuation Office. Applications may be lodged at the

Step 4 - Alternative
Option of Appeal
If you are still dissatisfied with the valuation
after the
review,
you may appeal to the Land and Valuation Court
in accordance
with the rules of the Supreme Court. For further
