The State Valuation Office (SVO), headed by the Valuer-General, is a business unit within the Land Services Group.

The Valuation of Land Act 1971 establishes the role and responsibilities of the Valuer General. The Valuer-General, through the SVO, values all properties within South Australia utilising a regionally based organisation.

The valuations provide the basis for levying rates and taxes by Local Government (council rates and natural resource management levy), SA Water (commercial water rates and all sewerage rates) and Revenue SA (land tax and emergency services levy).

A property database, central to the valuation process, is maintained for all properties within the State. This database is updated regularly with changes identified from a range of sources including information from councils and manual inspection programs by valuation field staff. The valuations are fundamentally determined from the analysis of comparable market evidence and produced with the assistance of mass appraisal techniques.

The SVO, with approximately 100 staff comprising Valuers, Property Officers and Administration Officers, also provides professional valuation advice to various State Government agencies.
