Mortgages are made 'Common' usually where the same mortgage is registered over multiple Certificates of Title and this prevents delays in the examination and registration of other documents. Requests to make a mortgage 'Common' can be made by producing a written request together with the duplicate mortgage, at the Lands Titles Office (LTO). There is no additional fee for this service. The duplicate mortgage is retained by the LTO until a request is made to remove it from the Common Mortgage List. This is done by producing further written instructions at which time the number will be removed from the list and the duplicate returned to the mortgagee.
